Dutch rental contract checklist: what to check before signing

A rental contract can look routine, but small details shape your rights, costs, and flexibility. Read it slowly, compare it with the listing, and ask questions before signing.

Confirm the basic terms

Check the address, tenant names, landlord or agency details, start date, contract duration, bare rent, service costs, deposit, and payment deadline.

Make sure the contract matches what was promised in the listing or viewing. If something changed, ask for the correction in writing before signing.

Check registration and use of the home

Municipal registration is important for many renters. The contract should not leave you uncertain about whether you can register at the address.

Also check rules around sharing, pets, smoking, home office use, subletting, and guests. These clauses can matter later even if they seem minor now.

Understand maintenance and ending the contract

Look for who handles repairs, how defects are reported, and whether an inspection report is attached at move-in. Photos and written notes help prevent disputes later.

Read the termination rules carefully. Know the notice period, minimum rental period, and what must happen to recover your deposit after moving out.
